Underlay and floor laid to a room per m², cut around door linings, beading and thresholds fitted. Flooring supplied by you.

Flat-Pack Furniture Assembly (per hour)

Wardrobes, beds, desks and units assembled and wall-anchored where required. Charged by the hour.

Socket or Switch Replacement

Swap a faulty or dated socket or light switch on existing wiring. Price per unit, tested and made safe.

Light Fitting Installation

Fit a new ceiling or wall light, pendant or spotlight. Old fitting removed and taken away.

Hot & Cold Pipework Repair (first hour)

Leaks, airlocks, low pressure and burst pipes. First hour; further time charged at £55/hr.

Tap Replacement

Kitchen, basin or bath tap swapped like-for-like on existing pipework, including new flexi tails and isolation.

Washing Machine / Dishwasher Plumb-In

Appliance plumbed in with new isolation valve and waste connection, levelled and run-tested.

New Socket or Spur Installation

Add a new single or double socket spurred off the existing ring, chased in and made good.

Mains-Wired Smoke Alarm

Mains-powered interlinked smoke or heat alarm with battery backup. Price per unit; discount on three or more.

Sink or Basin Installation

New sink or basin fitted, waste and trap connected, sealed and leak-tested.

Radiator Replacement (like-for-like)

Drain down, remove the old radiator and hang a new one on the existing pipe centres. System refilled and balanced.

Bespoke Shelving / Alcove Unit

Fitted shelving or a custom alcove unit built to your dimensions, scribed to the wall and ready for finishing.

Extractor Fan Supply & Fit

Replace bathroom extractor fan supplied and installed.

Skirting & Architrave (per room)

Skirting boards and door architrave fitted to one room, mitred, filled and ready for paint. Material not included

Shower Installation

Electric, mixer or thermostatic shower installed, including valve, riser and connections. Electrical supply quoted separately if needed.

Electric Water Heater / Immersion

Unvented water heater or immersion element installed on a dedicated circuit, plumbed in and commissioned.

New Radiator Installation

Additional radiator with new pipework run from the existing system, valves fitted, filled and balanced.

Decking Construction — Day Rate

Garden decking framed, levelled and laid. For price per day plus materials: request a custom quote for a fixed all-in price.

Stud Wall Build (up to 4 m)

Timber stud partition up to 4 m, insulated, plasterboarded both sides and ready for skim. Door opening formed if needed.

Bath Installation

Bath removed and replaced, framed and levelled, taps and waste connected, sealed and tested. Tiling quoted separately.

Rewire — Per Room

First and second fix rewire of a single room: sockets, lighting and switches on new cable. Plastering not included.
